MARQUEE Property has access to every property listing across dozens of websites and platforms, as well as many ‘silent listings’ that don’t even hit the market. We have an extensive list of industry contacts that constantly keep us updated with upcoming listings and new development opportunities.

to them listing, or even speaking with a Selling Agent), which can quite
often lead to an 'off-market' opportunity for our clients!'

At MARQUEE Property we follow a proven and successful Step-by-Step Strategy to search for, select, negotiate and secure a suitable property for our clients.

This service is designed for those buyers who require a total property buying solution and includes;

  • A complimentary initial consultation to determine your needs and requirements, and devise a property brief to fulfil them

  • Utilising our extensive network of sources and resources to search and identify properties that meet your requirements

  • Conducting thorough onsite inspections of the target property, or properties

  • Compiling a detailed list of notes on the property and take unedited photographs

  • Researching and evaluating the property and its location

  • A Suburb & Property Report detailing zoning restrictions and any flooding or council overlays, along with predicted capital growth potential

  • An exhaustive Property Analysis & Comparison Report with photographs including market and rental appraisals and a list of features and limitations

  • Developing a strategy to secure the property with consideration given to the insertion of any necessary terms and special conditions the client requires

  • Negotiate the purchase of the property for the lowest possible price including attending and bidding at Auctions on your behalf

  • Assist, coordinate, and liaise with, all the support services required through to settlement and beyond including solicitors, building inspectors, mortgage and insurance brokers, property management and renovation.

Our Fees for this service comprise of an initial Engagement Fee and a Success Fee upon securing the property. At MARQUEE Property we believe that an initial Engagement Fee shouldn’t be a prohibitive factor for clients in enlisting our professional services, and have set it at a competitive rate of $990.00 (GST Inclusive).

Our Success Fee for the Full Search Service is only payable once a property purchase has proceeded through to settlement*, and we have structured the fee to be between 1-1.25% + GST of the purchase price that is capped at a maximum charge of $9,000 + GST. Please contact us for more information.
